Repair or Replace? A Houston Decision Framework

Five questions that tell you whether to patch or pull the trigger on a full replacement.

When a contractor pushes 'full replacement' for a small leak, get a second opinion. When another offers a quick patch on a 22-year-old roof, get a second opinion. The right answer almost always lives in five simple questions.

1. How old is the roof?

Under 12 years: repair almost always wins. 12–18: case by case. Over 18 in Houston heat: most replacements pay back in avoided repeat repairs.

2. How much of the slope is damaged?

Under 25% of a single slope is a candidate for a section repair. Over 25% — or if the damage spans multiple slopes — replacement is usually cheaper end-to-end.

3. Is the decking soft?

Spongy decking under foot means moisture has been in there a while. That's a replacement, period — patching the surface won't fix a rotted substrate.

4. Are you re-shingling for resale?

If you're selling within 18 months, a clean replacement nearly always returns more than the cost in our market. Buyers and inspectors hate seeing patches.

5. Has the roof been patched before?

Three or more prior repairs in the same area is a strong signal that the underlying problem isn't a single shingle — it's the system.
