Why Your Roof Leak Might Actually Be a Ventilation Problem

If your 'leak' shows up on dry days, your attic is the suspect — not the shingles.

We get a lot of leak calls that turn out to be condensation. In Houston's humidity, an under-ventilated attic can drip enough water onto the underside of the decking to soak through the ceiling — even when it hasn't rained in a week.

The dead-give-away

If you only see the stain in the morning, after a humid night, or right after the AC runs hard — and the shingles look fine — suspect ventilation.

What's happening up there

Warm, moist air rises into the attic from the living space. With no exhaust path, it hits the cooler underside of the decking and condenses, just like a cold glass on a humid day.

The fix is rarely shingles

Add ridge venting, open up blocked soffits, and (if needed) seal the bypasses around can-lights and bath fans. The ceiling stain disappears and the AC bill drops.

When it really is a leak

Wet stains that grow during rain, follow a slope, or appear near a penetration are real leaks. Get them fixed fast — every storm widens them.
